Surveying property in Ulster County, New YorkBefore having your real estate agent draft up a purchase offer, be sure to double check with local authorities to see what zoning exists, and whether you can actually build the style of home you want on the lot you're interested in.

It's also a good idea to ask about future zoning, in case commercial developments that could potentially devalue the land are destined to appear near the property.

Soon after you start to walk around your new acreage in Ulster County, you'll discover that you've traded in automobile exhaust from buses and cabs for the lovely fragrance produced by nature. In addition to the smells, some country animals such as birds and cows produce squawks and brays that carry for miles. Horses trotting along roads and cattle grazing in the fields are common sites.

Through your REALTORĀ®, you should get a natural hazard disclosure and look for soil problems. Some parts of Ulster County have naturally occurring bedrock in the rocks and soil, which may contribute to Radon gas. Consider a gas or propane-powered generator for back up during power outages. Same goes with septic systems. Not a lot of infrastructure exists to hook into a municipal sewer, so a septic system is usually required.

It is not uncommon to pay for land with cash. When this is the case, a land appraisal is sometimes overlooked. When buying with cash, it is important to determine an appropriate price before making an offer. An appraisal will help you do just that.
