Ulster Property Sales:

What a year 2007 has been! Ulster property sales have been brisk to say the least. From Accord to New York, from Woodstock to Rosendale, approximately 1,866 properties were sold in 2007. During 2007 we noticed a slight slow down in the number of sales and a slight increase in the number of active listings which remain on the market for a longer time.

The recent decline in Ulster Property Sales may signal a trend to moderation, a trend that is expected to continue for a few months before leveling off. A closer view of Ulster Property Sales indicates that the median price this year is quite similar to that of 2006 although the “typical” Ulster home has increased in value.

Ulster County MLS:

A review of the Ulster County MLS data for the year ending in December 2007 showed that the total number of properties listed was 6,354.  The number that actually sold was 1,866 (less than 30%).  The average list price stayed right around $305,000.  The good news is that the average sale price remained at $287,340 which is on average, almost 95% of the average asking price.  The bad news is that 69% of our Ulster County inventory remained unsold through 2007.

As is fairly typical, the last months of the year saw an increase in Ulster County listings and a slight decrease in sales. This would indicate a cooling off in the market and means that sellers are listing property more realistically.
