Anna Barcone - Office Manager

20 Years of experience. Anna Barcone has lived in Ulster County and the surrounding Hudson Valley for over 30 years and has watched the area grow and develop into the beautiful community that she calls home. Anna has been in the real estate industry since 2000 starting as a receptionist for an Ulster County real estate firm, she obtained her salespersons license in 2002. She has dedicated her entire professional life to real estate and believes the Hudson Valley to be the greatest place to live, work and play. Today she is an accomplished associate broker and office manager at one of the top ranking real estate companies in the area.

From the years of dedication and service to real estate industry, Anna has built a great business of referrals from people that have used her services and trust her enough to have her help out their family and friends. Ryan Basten

I am a lifelong Ulster County resident with family roots dating back to farming in Marbletown, in the 1600s.  I grew up in Stone Ridge, and spent much of my time either in my grandmother’s kitchen or exploring our homestead property and the remnants of the family farm that ceased operation in the 1960s.  I appreciated at a young age all that Ulster County has to offer, the rich heritage, the community, the landscape, and realize now, more than ever how lucky I am to call this place my home.

After graduating high school at Rondout Valley I worked with local photographer, Jim Smith, and quickly understood what it takes to run a successful small business. Our work together brought us in and out of NYC, to Canada, Europe and the Caribbean. I learned about people and the importance of strong relationships in business, and in life.  Working in numerous cities throughout the US was especially rewarding.  I experienced what a diverse culture we have here in the states, and only through my travels did I truly realize what idyllic beauty lies here at home in Ulster County.

In 2008, I earned a degree in Automotive Technology from Colombia/Greene Community College and started a new career in the auto industry. My passion for all things automotive, my experience in business and with people quickly manifested into a service management job at Prestige Toyota in Kingston, NY. I very much enjoyed developing a large customer base and servicing the greater communities automotive needs at Toyota.

Now, with a vast knowledge of the area, real estate is an exciting progression for me. I enjoy working in my home town with people I know, and always look forward to meeting new clients. I was born and raised in NYC and spent summers in Ulster County. When my family was preparing to relocate in 2020, we knew the Hudson Valley was where we wanted to be for 3 reasons: Quality of life; Stunning natural beauty, and; Thriving community culture and services.

In NYC I worked for 15 years in hotels and restaurants and then spent the next 5 years as the CEO of a strategic consulting firm focused in the hospitality, real estate, education and healthcare sectors.

My years of experience in hospitality prepared me to serve clients on their home buying and selling journey and I am passionate about making the process as enjoyable as the outcome. My time as a CEO has sharpened my skills in complex contract negotiations. I am a careful listener, and I pride myself on being able to help folks define their goals and then achieve them.

After more than 20 years as an executive at Food Network, I have launched a new career in real estate.

I’ve always been interested in real estate - as a homeowner, investor and serial renovator. I spend much of my free time hiking, gardening and cooking, and I really appreciate all the Hudson Valley has to offer.

My husband is a writer and editor on real estate, home design and gardening, and together we maintain an 8-acre former chicken farm in Stone Ridge and an apartment in the Hell’s Kitchen neighborhood of Manhattan.

As Vice President of Culinary Production at Food Network, I was the liaison to the outside design team that planned and oversaw the construction of the new 6,000-square-foot production kitchen in Chelsea Market.

I have well established relationships in the industry and believe in a firm yet kinder-is-better style of communication which makes me a successful negotiator able to keep doors open even when things get complicated. A lifelong resident of Accord, NY I have a deep appreciation and love of everything about the Hudson Valley. I value my close friends and family, the culture of my town and the overall uniqueness of the landscape. These are just a few things that keep me drawn to this area. The charm of our close community is always knowing the perfect places to shop, the best restaurants around and all the different activities to do throughout all times of the year.

My involvement in the local community plays a major part in my success as I serve as a full-time board member on the Town of Rochester Planning Board which keeps my skills sharp in town codes, building restrictions and useful in guiding clients on developing properties. In addition, I am a graduate of SUNY Ulster and a current member of SUNY Ulster Alumni Committee, and serve as a board member for the Rondout Valley Business Association. I have recently obtained my Associate Broker License and I am working diligently and cordially in the development of Nutshell’s newest team, Rooted Hudson Valley. I moved from Manhattan to Ulster County in the early 1980's to help launch WDST-FM, Woodstock's first radio station. Over the past 20 years I've hosted a number of radio talk programs and currently host a weekly Sunday morning talk program, "The Woodstock Roundtable," featuring nationally known authors, artists, musicians, health practitioners, and people who like to laugh.

When Berkshire Hathaway HomeServices Nutshell Realty opened for business I was encouraged to get a real estate license and I've really loved the work. The communication skills and extensive network of contacts and relationships I've built up through my radio career serve my real estate customers and clients very well.

Thomas Jackson

Thomas Jackson is a Licensed Real Estate Broker and co-owner of Berkshire Hathaway HomeServices Nutshell Realty. He has been a licensed real estate professional since 1994 and considers ethical standards, competence and compassion to be the most valued attributes of a successful broker. Company management duties are shared with co-owner Tim Sweeney, who founded Nutshell Realty, Inc. with Tom in 2002.

Tom is also currently employed by the County of Ulster as Director of Real Property. Based on his experience as a Licensed Land Surveyor, having spent 14 years as the managing partner of a local surveying firm, he brings to our company an extensive knowledge of property. He loves helping clients to understand the importance and value that the attributes of land bring to any real estate transaction.

Tom’s professional background includes many years of experience in municipal planning and government, including 10 years as Supervisor of the Town of Marbletown. He also served on the town Zoning Board of Appeals, Community Development Committee and Zoning Advisory Committee.

Tom’s daughter, Anna Barcone is a Licensed Real Estate Associate Broker and serves our company as Office Manager. Anna and Tom have joined forces to work for their mutual clients as an effective team, bringing over 34 years of collective experience in providing real estate services.

As a former journalist with more than 20 years' experience, I've explored and written about countless aspects of the Hudson Valley area for newspaper and magazine coverage and continue to represent musicians and filmmakers with media relations for special projects. I was press director for the Woodstock Film Festival, helping filmmakers from all over the world connect with audiences and media against the jewel-toned backdrop of a Catskills autumn. 
I led hikes along the Shawangunk Ridge for the Mohonk Preserve and enjoy slow ascents of the Catskill Mountains. I'm currently an officer and conference organizer for the Kingston Sailing Club and was an Adventure Sail Skipper for the National Women's Sailing Association. I lead kayak trips and nature painting expeditions and served on the 2017 Bicentennial Organizing Committee for the Thoreau Society. Welcome to 2022, my 21st year in business!  In 2021, my colleagues and I at Berkshire Hathaway HomeServices Nutshell Realty ranked 7th within the Hudson Valley Catskill Region MLS and our Nutshell agent’s sales volume exceeded $69 million including our MLS and beyond.  Our office is growing, and I am taking pride in mentoring our newest agents who show so much promise and are eager to get to work and serve their clients. 

My personal sales for 2021, in four counties and multiple MLS, reached close to $19 million which put me in the top 2 percentile of over 900 active agents on the Hudson Valley Catskill Region MLS.  This past year I enjoyed working with 20 sellers and 18 buyer clients who chose me as their trusted real estate advisor.  My average sales price for a single- family home was $526,000 compared to an MLS average of $377,344.  These homes ranged in price from $250,000 to $2,000,000, a true reflection of my strong commitment to my diversified client base.  The homes I listed averaged 47 days on the market while achieving 104% of the asking price.

I am happy to report that my team continues to grow and mature.  I am excited to welcome Emily Daniels to the team.  A recent transplant from Metropolitan NY, with a long history of part time residency in the Ulster County area, Emily brings a deep knowledge of project management, hospitality and sales to our team.  Jamie Cobb, a lifelong Ulster County resident with great sales and service experience will continue to provide top notch support.  Our team efforts allow us to provide a high level of service to all our clients, anytime and almost anywhere!
